The challenge
What we were up against.
Wandsworth planning policy on side returns is strict. Original side passage was barely 900mm wide, party wall on one side was a Victorian brick boundary in poor condition, and the rear neighbour's extension was already at the boundary line.
The solution
How we drew it.
Side wall built off a new reinforced concrete strip foundation, independent of the existing party wall so the neighbour didn't need to be Party-Wall-Act'd. Rooflights over the side return to bring light into the kitchen without overlooking neighbours. Householder application drawn to Wandsworth's exact submission spec, approved in eight weeks.
