What it doesn't cover.

The things below sit outside the package, either because they're a different profession (Party Wall surveyors, builders) or because not every project needs them. We'll flag what applies to you before you book.

  • Party Wall award fees (paid to surveyors directly)
  • Building Control submission fee (paid to the council)
  • On-site construction or project management
  • Listed building or conservation area consents (priced separately if needed)
Optional add-ons

Bolt these on if you want them.

Same fixed-price approach as the package itself. No hidden extras.

Photoreal exterior or interior view of the proposed scheme.

Expedited turnaround£250

Drawings drafted in 7 working days instead of 14.
Common questions

What people usually ask before booking.

Do I need planning permission for a loft conversion?

Most lofts go through under permitted development, which means no planning application, just Building Control. There are exceptions (conservation areas, flats, very large dormers). We tell you which side of the line your project sits on before you commit.

How long does the drawing pack take?

14 working days from the site visit to the finished submission pack as standard. The £250 expedited add-on cuts that to 7 working days.

What if my builder asks for changes once we start?

Two rounds of revisions are included. Anything beyond that is £55/hr inc VAT, quoted in writing before any work happens.

Do you also handle the Party Wall notices?

We give you written guidance on what notices you need, when, and to whom. Issuing the formal notices and any subsequent award is a Party Wall surveyor's job, we'll recommend two or three we trust if you don't already have one.
