Rear extension on a Lambeth semi. 4m projection, full-width glazing, knock-through into the existing reception. Permitted development, no planning needed.

What we were up against.
Mature lime tree two gardens over meant deep foundations under NHBC guidance. Existing rear wall was 9-inch solid brick with no cavity, taking the whole thing out for a 6m opening needed serious calcs and a goalpost frame, not just a single beam.
The solution
How we drew it.
Trench-fill foundations to 1.8m depth on the tree side, stepped to standard 1.0m further away. Goalpost steel frame with twin 254 UB beams over the opening, posts hidden inside the brickwork returns. Drainage rerouted to clear the new slab.
Three other firms wanted £3k+ and a "quote after a call". The Plan Company gave us a fixed number on the website and stuck to it.
