What the client asked for.
Edwardian end-terrace going from three beds to five. Single coordinated drawing pack, one building regs pack ready for Building Control, both jobs hitting site the same month.

What we were up against.
Owner wanted both projects but two separate firms had previously quoted £6k+ across two uncoordinated packs. Side-return extension complicated the loft staircase, every option pushed the stair into the new opening below. Conservation area meant rooflights only on the rear pitch.
The solution
How we drew it.
One site visit, one set of plans, one submission. Staircase rerouted along the existing party wall to clear the new kitchen below. Side return extension foundations stepped to avoid a buried gas main. Loft dormer kept off the principal elevation to meet conservation policy. Saved £150 vs the two-package price and weeks of coordination.
Doing both at once with one set of drawings saved us months. The pack was the same standard our builder gets from architects charging triple.
