L-shaped dormer loft on a four-storey Victorian terrace. Permitted development, two bedrooms and a shower room. Submission pack ready in 12 working days.

The challenge
What we were up against.
Camden conservation area, so the rear dormer had to sit below the ridge line and use slate to match the existing roof. Original timber rafters were undersized for the new floor loads, and the party walls weren't plumb, neither side.
The solution
How we drew it.
New steel ridge beam carried on padstones to either party wall. Joists doubled up along the new floor span. Dormer pulled back 200mm from the eaves to clear the permitted-development envelope, slate-clad to match. Building Control approved first time.
Fixed price up front, no surprises. Drawings came through when they said, Building Control didn't push back. Builder loved the pack.
