The Cost of Traditional Architecture Practices
Traditional architecture practices usually calculate their fees as a percentage of your total project budget. On average, they charge between 5% and 10%.
For example, if you're building a rear extension in London with an overall cost of £75,000, a traditional practice would require a budget of £3,750 to £7,500 for the architect.
If this is your first home remodeling project, estimating these costs can be challenging, especially if you haven't finalised your budget yet.

Proposed Design
Proposed design is a crucial step in your project’s journey. This phase involves collaborating one of our designers to outline the vision for your project, including the future layout, exterior appearance, and the amount of glazing you wish to incorporate. These designs focus mainly on the external aesthetics of your home and are essential for obtaining approval from your local authority, if required.
Planning
In the planning stage, we assist you in applying for either planning permission or a lawful development certificate.
Lawful Development Certificate: Recommended if your project falls under permitted development rights, this certificate proves to your local authority and future buyers that your build was legal at the time of construction. We will assess this for you and advise accordingly.
Planning Permission: Required if your project does not fall under permitted development rights. In this case, your local authority will assess your proposed design.
For both scenarios, we help compile a comprehensive planning package that includes existing drawings, proposed designs, and any additional information required by your planning authority. Applications typically take 8 weeks for a decision. During this period, our planning agents will liaise with the council on your behalf, ensuring the best chance of first-time approval. If for any reason your application is refused, the second attempt is FREE of charge and all amendments are included in the fee. You’re in safe hands!

Measured Surveys
Determining whether you need a measured survey is one of the most crucial questions to ask your architect. This vital step involves our surveyors visiting your property to record its existing measurements. They will also take a range of photographs so our designers can fully visualise your space. These measurements are then converted into a set of existing drawings, which may include floor plans, elevations, a section, site plan, and roof plan, depending on your development type. These drawings are essential for both our designers and your local planning authority.
Unlike other practices, you will always be in full contact with your surveyor and we can meet your schedule and your deadlines. We do not operate overseas, so no ‘zoom only meetings’ and ambiguous emails. You will always have ONE face to face appointment with a member of our design team (at the time of the initial survey).
